In addition, I will offer you the most ideal marketing plan and ensure your home has enough exposure, marketed through various social media channels.

As my role in the process of buying, I will ask you relevant questions to ensure I have all the details to find you the right home at the right price. I will provide you with CMA on homes in the area and what they are selling for. I will fulfill the conditions in your offer and ensure the deal we put together stays that way. I will assist in setting you up to be a suitable buyer.”

She primarily serves the Vaughan area, and she usually caters, First time home buyers and seller – residential investors. According to Zulakha, homes in Vaughan have become sought after by many real estate investors. In addition, Vaughan’s rapid growth in population has increased the demand and supply of residential units. She said, “Its rate of urbanization is impeccable, so the right time to invest in Vaughan is now.”

When asked about the status of the real estate market right now, she responded, “Vaughan is the fifth most populated city and currently rated as one of the best places to live in the GTA.  Moreover, the Vaughan community is home to over 12,000 businesses that employ 222,000 people.

Compared to downtown Toronto,  Vaughan Real Estate is not yet as expensive; however, it still comes with a hefty price tag, with average home prices being $967k with a median of $892. Vaughan services six communities, among which Maple and Thornhill were both seeing accelerated population growth and are the most ethnically diverse areas in Vaughan.”

Zulakha shared some advice for those who would like to enter the real estate industry; she advised, “Preparation is key. Keep your emotions in check, stay focused on the business aspect.  If you are selling,  set a reasonable sale price, don’t skip on visuals, always disclose any issues with the property. For buyers, start saving early, strengthen your credit, decide how much home you can afford, have your proof of funds, don’t forget closing costs. Finally, keep your offer simple and realistic.

Work with a Professional Real Estate Agent! All my real estate transactions are equally important to my clients and me; this is my commitment to you!”
