Realtor Ted Dalal’s Incredible Journey From Project Manager to Excellent Real Estate Agent

Ted Dalal,  PMP, CSM, MSc REALTOR® is a first-generation REALTOR® who combines his love for the industry with his passion for education. Before getting into the real estate business in 2019, Ted previously worked as a Project Manager in IT and other roles at various international organizations across Canada, China, the Philippines, India, and the UK. 

He is an active agent with Century21 around London, Ontario, leading his team and representing buyers and sellers on a day-to-day basis – both clients and other real estate agents – an essential part of his role as a REALTOR®. Ted is a graduate of the University of Birmingham in the United Kingdom with a Bachelors of Business Administration and MSc-Marketing.

Ted intends to start a podcast on subjects such as real estate investments, real estate technology, building one’s business via social media, customer service, and client retention. 

He lives in St. Thomas, Ontario, with his wife Kammy, daughter Kiara, and a squirrel who wishes to remain anonymous. Ted adds, “My wife specializes in mortgages and works with a financial institution. We have a daughter Kiara who is three and sometimes acts like she is 30 and is my mother. We love hiking and finding new places to go to and enjoy a lot of backyard parties with close friends. I am also an avid fan of Soccer and Basketball, and I do play the sport whenever I get some time.”  

Ted mainly serves London and St. Thomas, sharing the best aspects of these beautiful areas. He said, “both are smaller cities in comparison to the Greater Toronto Area (GTA) but have everything you can wish for a place to live in. Vibrant life with quiet neighborhoods all around to enjoy the peace and joy of a small city. It has an Excellent education hub for families and a workforce employed by a vast number of global companies headquartered in London, Ontario. Its Skiing hill and hiking trails everywhere make a perfect city for people who enjoy the outdoors and a bunch of eat-out options that elevate the city’s nightlife.

Most of Ted’s clients are First Time Home Buyers, Investors in Residential real estate, and sellers. When asked about the status of the real estate market today, he responded, “while the market has been hot for sellers for a while now, it is showing signs of cooling down a little, making it the best time to grab a deal for buyers. The prices have dipped a little, the number of offers for a property has reduced, making it the perfect time to buy.”

Here are Ted’s advice for future first-time homebuyers, investors, etc.:

“You’ve heard it before: Location, location, location. Pick the right neighborhood you want to target as an investor or a first-time homebuyer.  

Pick the right kind of house. As a first-time investor, pick the starter house that you think will give a good return, look for something that’s tired but not trashed.  

Focus on functional obsolescence, buy something that needs some work or remodeling, don’t buy houses with inherent design problems. 

Establish Value. It is essential to establish the value of a property before making an offer. Base it on the current value and what the value could be after fixing it, and the cost to fix it.  

Getting the right professionals. Use a knowledgeable realtor, appraiser, and lawyer. A knowledgeable realtor can save you thousands of dollars.  

Also, look for possible Mortgage options and funding options that could work for you.”
