The Broker You Can Trust: Belinda Poole

When it comes to choosing a broker to partner with for your mortgage, there are some things one should consider: is the broker knowledgeable of the current mortgage market? Will the broker prioritize your needs? And most of all, is the broker honest and up-front? These are some pertinent questions any homebuyer can ask themselves before partnering with a mortgage broker. The main question would still stand, however: who is the broker you can trust?

 

Belinda Poole, based in Ottawa, is a 25 year veteran of the Mortgage Industry. A former financial advisor for TD Bank, Belinda is an established broker now associated with The Mortgage Professionals brand, of which she gives a brief background, “Our company is originally from Kingston and they expanded when I came on board to Ottawa. We are slowly adding people here as well. We currently have, between both offices, just over 50 people and have been in business over 35 years”. 

 

With her years of experience helping Canadians find financing for their dream homes, she knows how important trust is for a successful partnership between broker and home buyer, as she explains so for us, “It gives clients confidence that we can provide different solutions with our 37 lenders to find the right one for each individual as no two mortgages are ever the same, and we have alternatives in addition to this as well.” Of her primary mission as mortgage broker, Belinda kept it short and direct, “Ultimately that I am able to guide them through the process and help give them the ability and financing to eventually purchase their home”

 

Belinda knows that the only way she can achieve her goal per client is to establish real trust between herself and them. She explains that “Lack of trust makes it hard for people to believe in the solutions you’re offering. It could be the mortgage idea of the century, but if they don’t trust what you’re offering or saying, your idea won’t possibly help them obtain a mortgage.” 

 

Belinda deals with this by starting every client off with a deep-dive discussion about their finances and goals, so she can both better understand her client’s situation to provide a good strategy, and dissuade any notion that she’s just like other generic brokers out there, only in it for the commission. “Qualifying and understanding how qualifying works is a matter of understanding the client’s situation, i.e. debt ratio, how to fix it if needed, and the qualifying rate versus the rate you pay. Nuances like that are a big part of what distinguishes my service from other agencies.” She says.

 

Interestingly however, she knows the mistrust isn’t always because of a prior bad experience with a mortgage agent, so The Mortgage Professionals broker took the chance to tell us about other common pain points her clients face, saying “A lot of people plainly don’t like to discuss their finances, especially those with debts. The lack of openness leads to a lack of education on mortgages and finance. This results in many people being unaware of the many useful financial options or tools they might have at their disposal, such as if they own their home they can refinance to use the equity to pay off debts and not have to sell their home. With my help, they can educate themselves and land their property without overspending”
