When The Bank Says No, Donna Lewczuk Has The Solution

Homebuyers all throughout Canada each share the same plight: Obtaining the mortgage approval, service, and product they need to achieve property ownership on their terms. It’s easier said than done, as many homebuyers are underserviced, i.e. turned away or refused service by traditional lenders like banks for not meeting the strict credit and income requirements. So, when the bank says no, to whom can these deserving homebuyers look to for mortgage guidance and success?

 

The answer is simple, but often overlooked: Mortgage agents are prime choices for exploring other home financing options, and ought to be an obvious alternative to getting financing from a bank. However, homebuyers tend to put off working with a mortgage agent, perhaps due to a lack of trust, or because they’re unfamiliar with any good ones. The DLC Parato Mortgage Group broker specializes in the “bank turndowns” niche, which is, in her own words, “usually people with bad/bruised credit, self-employed, etc.” who’s request for a mortgage loan is rejected by banks. Donna explains, saying “I stepped into this niche because I realized there is a large demand for these clients who were under serviced. I have several mortgage products that cater to that niche, outside of the banks’ offerings. Refinance is my primary focus, although I do purchases as well.”

 

She continues by going into detail about her services, telling us, “My field is always evolving. Government makes changes that affect homeowners, lenders come out with new products, or get rid of them. Credit reporting agencies change how they do things. The more I can stay current with all these changes, the better I can serve my clients.”

 

We then asked Donna what distinguishes her brand of mortgages from others, and the Burlington agent had this to say: “What makes me different from my competitors is that I am very tenacious. If a file doesn’t come together the way I’m expecting it to, I don’t stop. I use my creativity to figure out another way to put it together. I will reach out to every lender partner if need be, until I know exactly what can be done. I will take the time to speak to everyone that calls, and I call back, even if I don’t get a mortgage from it. If I can share some information that will help, I will do that.”

 

On top of her tenacity and creativity, Donna also tells us that “Product knowledge in my industry is key. There are many different offerings. Not only do I stay on top of what the lenders are offering, but I will spend time searching for other lenders that I don’t yet know about, or have a relationship with.”

 

Homebuyers no longer need to despair when the bank says no.
