Carmel Partners Transforms Hawaiian Military Base into Resort Living at Kapilina

Accents of Monkeypod Wood and a wall covered with Hawaiian flowers reflect materials native to the island and serve as a testament to such inherent natural beauty by redesigning the once military barracks.

For Carmel Partners, finding a sustainable connection with Hawaii’s landscape was no easy task. Complicated topography and significant erosion were several main hurdles before redevelopment, which required Carmel Partners to implement improvements to the nearby beach park. Additionally, an archaeologist team ensured that Kapilina’s foundation avoided all sacred Hawaiian grounds. Despite these challenges, Carmel Partners employed vision and precision to bring transformation to Kapilina, recognized as a merit winner for Best Reuse of Land in the 2017 Multifamily Executive Awards.

In addition to landscape improvements, Carmel Partners enhanced Kapilina’s clubhouse, renovated all homes, and installed solar water heaters and a community-wide solar photovoltaics (PV) system.

In true ‘Kapilina’ fashion, Carmel Partners also honors the location’s longstanding history of providing a community for military active-duty members stationed at the Schofield Barracks in Oahu. Living alongside Hawaiian civilians, military personnel receive benefits when they choose off-base housing at Kapilina.

Deepening this sense of community is an active event calendar, with the Hale Clubhouse as the community’s central gathering place. The 20,000 square-foot building immerses residents in the spectacular views of the surrounding beach environment, with expansive glass windows and a refreshingly bright color palette. Other amenities include a lagoon-style pool, volleyball and basketball courts, multiple playgrounds and picnic areas, a marina, and one mile of private beach space. Kapilina encourages residents to take advantage of Hawaii’s many outdoor pleasures by providing a myriad of outdoor amenities.

Knowing the importance of indoor amenities due to Hawaii’s variable weather patterns, Carmel Partners encourages residents to visit the fully-equipped fitness center, yoga room, and signature D’Lish restaurant. Inside each garden-style rental, residents also conveniently enjoy full-size washers and dryers.
