Carmel Partners Transforms Hawaiian Military Base into Resort Living at Kapilina

concrete road between palm trees during daytime

What once stood as a utilitarian-military base now attracts individuals and families as a luxury destination and home. Redeveloped by Carmel Partners, an experienced leader in the luxury multifamily landscape, ‘Kapilina’ is the epitome of paradise on West Oahu, Hawaii.

Preceded by an impressive collection of properties across the country, Kapilina found success in Hawaii due to Carmel Partners’ experience in developing resort-like communities on the mainland. In Los Angeles, properties such as Linea and ARQ embody their skilled approach to design and amenities that bring a sense of calm to residents’ day-to-day. Though surrounded by a bustling city, these properties provide a relaxing oasis in the comfort of residents’ own homes.

Carmel Partners applies a similar approach to Kapilina, an apartment complex located in the heart of paradise. Surrounded by picturesque lagoons and secluded beaches overlooking Pearl Harbor, Carmel Partners captures authentic resort-like living inspired by Hawaii’s native roots.

Kapilina builds upon the Hawaiian tradition of close connectivity with one’s community with a name that closely translates to’ relationship. To honor this rich tradition, Carmel Partners, along with KTGY Group and Faulkner Design Group, sourced authentic Hawaiian materials to establish a connection with Hawaii’s vibrant heritage and a link to the land itself. Accents of Monkeypod Wood and a wall covered with Hawaiian flowers reflect materials native to the island and serve as a testament to such inherent natural beauty by redesigning the once military barracks.

For Carmel Partners, finding a sustainable connection with Hawaii’s landscape was no easy task. Complicated topography and significant erosion were several main hurdles before redevelopment, which required Carmel Partners to implement improvements to the nearby beach park. Additionally, an archaeologist team ensured that Kapilina’s foundation avoided all sacred Hawaiian grounds. Despite these challenges, Carmel Partners employed vision and precision to bring transformation to Kapilina, recognized as a merit winner for Best Reuse of Land in the 2017 Multifamily Executive Awards.

In addition to landscape improvements, Carmel Partners enhanced Kapilina’s clubhouse, renovated all homes, and installed solar water heaters and a community-wide solar photovoltaics (PV) system.

In true ‘Kapilina’ fashion, Carmel Partners also honors the location’s longstanding history of providing a community for military active-duty members stationed at the Schofield Barracks in Oahu. Living alongside Hawaiian civilians, military personnel receive benefits when they choose off-base housing at Kapilina.

Deepening this sense of community is an active event calendar, with the Hale Clubhouse as the community’s central gathering place. The 20,000 square-foot building immerses residents in the spectacular views of the surrounding beach environment, with expansive glass windows and a refreshingly bright color palette. Other amenities include a lagoon-style pool, volleyball and basketball courts, multiple playgrounds and picnic areas, a marina, and one mile of private beach space. Kapilina encourages residents to take advantage of Hawaii’s many outdoor pleasures by providing a myriad of outdoor amenities.

Knowing the importance of indoor amenities due to Hawaii’s variable weather patterns, Carmel Partners encourages residents to visit the fully-equipped fitness center, yoga room, and signature D’Lish restaurant. Inside each garden-style rental, residents also conveniently enjoy full-size washers and dryers.

From vacant military barracks to a luxury apartment complex, Kapilina captivates residents with an authentically Hawaiian experience, inviting Hawaiian residents, military personnel, and their families to explore the wonders of elevated island living.
