In an exclusive interview with Realtor Jason Koford, we went through the importance of consulting with an experienced realtor when going into the industry and why Utah is a great place to live.
Here’s how the interview went:
It’s great to have you here. Can you please tell us more about yourself and what you do?
“I do real estate and help people navigate the world of property ownership. My services are not only limited to buying and selling your primary residence but go much further to identify tremendous opportunities that exist to build wealth and create passive income. Thinking about selling or trying to decide on your next home, then give me a call. I am never pushy and believe in educating my clients.
Not only do I focus my time and efforts as a realtor, but as an investor. I own both long and short-term rentals. I was amazed when I converted a long-term rental into a short and now generate well over 2x returns each month.”
What is your service area? What are the benefits of working in this area? What are the amazing features of this area that people should know before moving here?
“I am licensed in the state of Utah and can find properties from St. George to Logan. Whether you are buying your first home in West Jordan or a vacation rental in Washington, I can help. I grew up in Riverton, so I have in-depth knowledge of southern Salt Lake County and northern Utah County. I have helped buy and sell homes in Tooele, Utah, Salt Lake, and Davis Counties. I love working with local Utahns and those looking to move here. The area and economy here are so robust and strong that it makes Utah a great place to live. Utah also has a little bit of everything for the outdoor enthusiast.”
Do you work with a specific type of client or within a specific niche? (Commercial, Investment, First-time Homebuyer, etc.)
“I love helping people move into a home that better fits their needs. Most often buy a house, and as life happens, we realize it doesn’t work for us anymore. Or perhaps, after years of renting, decide that it is time to own a slice of the American dream. I pride myself on the ability to narrow down just what is important and help my clients find the best home for them.
I also love working with novice investors. I have owned rental properties in a few states and love to analyze the deal. I can draw up the numbers and see if it makes sense. From a completely hands-off long-term rental to converting your basement or spare room into a short-term rental, I have experience and knowledge to share.”
How is the market performing right now? Is it the right time to acquire your services?
“The real estate market has been very strong in Utah for nearly a decade and is even getting to the ludicrous stage. It is vital to work with a full-time, experienced Realtor when making huge life decisions such as buying or selling a house. As a full-time Realtor, I am constantly studying and learning what it takes to get the winning bid when purchasing a home or how to get top dollar when selling. I am happy to chat with anyone to see if it makes sense to make a move in real estate.”
Tell us a little about your personal life? Ex: who do you live with? What are your hobbies? Do you have any pets? Etc.
“When not touring homes or holding an open house, I enjoy spending time outdoors. Whether it is hiking or camping in the mountains, driving the Jeep to the lake to go fishing, or traveling to new and curious locations with the wife and kids. I strive to be the best husband, father, and fishing buddy. I believe in building a company where value and integrity are forefronts.”
What are some pieces of advice that you would give to potential clients looking to buy, sell or invest in your service area?
“While the news can cast a bleak narrative of the real estate market at times, I would always suggest speaking with an experienced Realtor to get the inside scoop. They can tell you how many active homes are in your search area, what it takes to have a competitive offer or the average number of days on the market. Once you are enlightened, then you can decide if moving or adding to your portfolio makes sense.”
“Real estate is constantly changing. Knowing if we are in a seller’s market or buyers’ market should be easy to determine. But what does it take to have that winning offer and get the homes of your dreams? That is where working with an experienced Realtor who knows their worth comes into play. That family friend or part-time Realtor may save you a few hundred bucks on the front end, but what are the real costs of not working with an experienced professional? Time, money, and emotional stress, just to name a few. Much like anything in life. I encourage you to seek out the advice of a competent professional.” – Jason Koford.
