The Blue Ocean Strategy For Real Estate Agents, Team Leaders & Brokers for 2021

Agents, Brokers, even Team Leaders are always searching for the next best marketing solution. Usually, they want to stand out from the crowd and make sure they’re doing things that others aren’t doing. 

Before diving into the Blue Ocean strategy for 2021, let’s quickly review what most high-quality are doing right now and how effective they are. 

First off, and probably most popular is Facebook Ads. This Ad platform was in its prime about 4-5 years ago, before it became heavily saturated. Nowadays, not only is it overused, but many of its best targeting features are now gone making it extremely difficult to bring in high quality leads. Lastly, running paid advertising on Facebook is disruptive marketing. It’s intent-based, meaning you do not attract people who are always actively searching to buy or sell a home and will need to filter leads after they come through your funnel heavily. 

Next, there’s Zillow. Honestly, it’s got mixed reviews. Some say it works wonders for them, while others say it’s highly competitive, and they never see an ROI fr, om working with them. With their in-house brokerage launching in 2021, there has been a lot of uncertainty around how they will interact with Real Estate professionals who are not in their brokerage. I’d be wary of working with them moving forward. 

Lastly, we have all the other smaller options like BoldLeads, BoomTown, etc. They are all pretty much different variations of companies that run Facebook Ads though. Nothing novel there. 

Now, the Blue Ocean, which is YouTube. What’s the most visited platform of all time? Google. And what platform does Google own? YouTube.

If the crazy year we all had in 2020 with the pandemic and stayed at homeorders worldwide, it became difficult for agents/brokers to interact with their clients, and vice versa, in person. Because of that, Zoom video conferencing grew at an insane rate, because everyone was doing video conferencing. 

So, if agents/brokers can’t meet their clients at networking events to grab new business/referrals, how were they supposed to get new business? 

Facebook worked to an extent, but the smart agents jumped on YouTube.Home orders

Why? 

They realized that they would need to build their know, like, and trust factor during a period where trust is lost. 

When a potential buyer/seller watches a video(s) on an agent/broker’s YouTube Channel because they’re looking to move to that area, it helps build authority for that agent/broker and make them become the local expert. Sometimes even the local celebrity. Aaron, Karan, and Brett have had agents/brokers they work with come and tell them that they are getting recognized by residents at gas stations, grocery stores, parks, pretty much all over the place! 

Not many people realize it yet; more than 50% of buyers/sellers use YouTube to do research on their move (cost of living, best/worst neighborhoods, things to do, etc.). They prefer to use YouTube because seeing a community over video is much more beneficial than reading many words without seeing where they might be moving. 

Everything covered to this point has been about growing an organic YouTube Channel. The part that the team at Revamped Real Estate loves the most about the YouTube platform is their Paid Ads. When paired with a YouTube Channel, the combination is deadly. 

With YouTube Ads, the targeting is like a heat-seeking missile: 

  • people who have watched the videos on an agent’s YouTube Channel
  • people who are searching things on Google about moving to an agent’s specific local area
  • specific keywords that people are searching on YouTube
  • people who have been on sites like Zillow, Realtor, Trulia in the past 30 days. 

Now, this is only the beginning.

Not only does YouTube give agents the highest quality lead on any platform out there, but with the combination of their organic, free Youtube Channel and Paid Ads, the “celebrity effect,” as Aaron, Karan, and Brett like to call it, is pretty insane. They’ve seen agents/brokers’ personal brands grow like wildfire just after a few months of implementing YouTube for their business, and what do you think that has done for those agents/brokers’ referral business? You guessed it; it’s been booming. The even crazier part is that some of these agents have only been in the game a few years and are getting more inbound referrals than their colleagues, even bosses, who have been professionals for 20+ years. That’s the power of video that’s supercharged with paid ads. 

Any agent or broker reading this should jump on YouTube as soon as they can because it won’t stay a hidden gem, a blue ocean, for much longer, and the ones who get on there shortly are going to be ones who dominate for the years, even decades to come.
