The Life of a GTA Realtor: Shyamal Mahmood and the Bonuses of Scarborough Property Acquisition

Shyamal Mahmood is a realtor that works on the GTA’s (Great Toronto Area) east side, in areas like Scarborough and Durham. With more than 12 years of experience, Shyamal is a master in identifying home-worthy properties within his area. Along with his experience, he offers services with down payment assistance, power of sale & fix-and-flip homes, and rent-to-own programs.

“I email my listings to all clients-contacts, and I post them on different websites. I also feature them on my Facebook page and my monthly newsletter. Interested buyers often contact me on listings due to these aggressive marketing activities,” said Shyamal. Of course, being a realtor, it’s within normalcy that he accommodates a lot of clients. But nevertheless, he always allocates time and never leaves a client in need of assistance hanging around. 

Being an experienced realtor, he has already partnered up with experienced mortgage agents, investors, and other professionals and offers niche-based services such as:

  • Down payment-related assistance to first-time homebuyers; who have good credit and a good income but not enough savings.
  • Power of Sale & Fix-and-Flip homes & lot severance related services to investors and builders.
  • Rent-to-Own programs for buyers who have a good income but have credit issues or don’t have enough down payment saved up.
  • “Unique immediate short, medium, and long-term strategies for safekeeping and increasing your net worth with real estate and other types of investments and solutions. “

Shyamal’s job can be quite taxing, especially with realtors of great experience like him. He spends his free time with his wife and son. His hobbies include watching movies, playing table tennis or soccer with friends, reading books, playing with their cat ‘Cheeto,’ and figuring out environmentally responsible ways to live his life. He enjoys his time and hobbies in his home located in Scarborough.

With him living in this area, his knowledge about the area’s contents and privileges are enough to provide his clients the information they need once they eye up the area. “Scarborough offers excellent transit facilities including Subway and light rail transit and several GO trains stations, along with the upcoming Eglinton Crosstown train line. In addition, this eastern borough of Toronto has the beautiful Scarborough Bluffs, the Guild Inn, the Toronto Zoo, and the beaches in Port Union and other beaches – which are major tourist attractions.” He stated. Everything he mentioned is what awaits clients once they decide to live in Scarborough. His experience and expertise in real estate give his clients enough reason to trust him. “The Durham region cities boast many new subdivisions with modern styled homes and beachside properties, which are more moderately priced than the rest of the GTA. The cities in Durham are connected by the Durham Region Transit and several GO train stations.” He added.

When asked about the state of the real estate market and when the best time is to hire a realtor, he responded, “The GTA housing market has been quite turbulent recently with low listing volumes and rapidly increasing prices due to bidding war scenarios. Buyers often get very frustrated in this situation and get pressured into offering higher prices than they can afford or qualify for.”

With the current market, he believes it is critical for a homebuyer to be able to work with a knowledgeable agent like himself who can:

  • Educate the client on different home buying tips and tricks, and offer scenario analysis for pros and cons of each property and neighborhoods
  • Come up with innovative strategies to bypass a bidding war and secure homes closer to the actual market price
  • Connect them to competent mortgage agents and other investors for alternative buying strategies.

As an expert, Shyamal has some advice to share with clients interested in acquiring a house. First, when clients shop for a home, they should not concentrate on the features they can modify (such as appliances, paint, and flooring) but rather on the features they cannot change. Second, they should concentrate on the aspects of the property that they cannot change, such as the neighborhood, schools, and the building. Lastly, he says that clients should look for houses that are not cosmetically appealing but are in good neighborhoods. Since they are frequently offered with a discount, clients can easily take advantage of it and be on the good receiving end of the deal.

“Are you delaying your home buying plans by 3 to 4 years, as you don’t have the full 10% or 20% down payment plus closing costs saved up for purchasing the home in the neighborhood you like so much? The price of that home could go up by $200,000 to $300,000 while you are trying to save up the missing $60,000 to $100,000.” Shyamal articulated. With enough experience and excellent proficiency in doing his work, Shyamal is a noteworthy realtor that a client can solidly rely on. He can reduce the time it takes for a client to acquire a home and provide the best and most convenient solution to their house-hunting dilemma.
